Planning & Zoning Department
Service:
The Planning Department assists the general public and individuals in the developing community in the administration and implementation of new construction of residential, commercial and industrial projects in the City of Wentzville. The Department addresses day-to-day questions and concerns related to land use, zoning matters, future planning and City development issues and works to administer the goals of the Comprehensive Plan.
The primary responsibility of the Planning Department is to receive, process, review and make recommendations upon the following types of applications:
- Rezoning applications
- Conditional Use Permit applications
- Board of Adjustment applications
- Preliminary and Final Plats
- Site Plan applications
- Text Amendments to the Land Use Plan
- Demographics and Statistics
- City mapping needs
- Zoning confirmations
- Home Based Business Information

Codes:
The Planning Department administers Title IV "Land Use" of the Wentzville Municipal Code. The Department guided the completion of a revision to the City Comprehensive Plan, adopted in April of 2006. The document is titled "A Community's Vision" and is available on this website. This document is a living document used daily by the City to guide and respond to this growing community. Please contact the Planning Department with any questions or comments related to the Wentzville Comprehensive Plan or Land Use requirements/processes.
City Planning:
The Planning Department, in conjunction with all other City Department's, utilizes Wentzville's Comprehensive Plan to guide land use development, expand the cities water and sewer infrastructure, the expansion of City right-of-way through land dedication and acquisition. Utilization of the adopted Zoning Regulations helps to administer the Land Use Goals of the City. The Planning Department participates in the development cycle from initial contact concerning the use of the property through development and construction to compliance with submitted plans.
Miscellaneous:
The Planning Department can provide information on various City Board's and Commission's, the development process, application and submittal deadlines schedules, meeting dates, appeal procedures, current road priority projects and studies along with providing blank applications forms.
