Where should I go to drop off plans for my project?  

Plans for Building Permits should be submitted at the Public Works Building, 200 Fourth St.


How long does it take to obtain a permit?

Miscellaneous permits take approximately 3 - 7 business days to complete.  New construction (master) house permits take 7 - 10 business days and new construction (same as) house permits take 5 - 7 business days.  Building permits are valid for 6 months from the date of the last inspection.


How long is a permit valid and can it be extended?

Occupancy Permits are valid for 90 days and may be extended by contacting the Building Commissioner.  All other permits are valid for 6 months from the time of the last inspection.


I finished my basement without a permit and now I need to sell my house.  What do I do?

A permit is required for projects previously completed.  Double permit fees are imposed in this instance.  A disclaimer statement is provided on the property card to note that no inspections of the underlying walls occurred and that a permit was obtained after construction.  The inspector will note any other changes to the dwelling from the previous inspection.


Is a permit required for concrete flat work?

Yes, permits are required for driveway installation and proximity of slabs or curb cuts at an intersection.  A Miscellaneous Building Permit is used for driveway permits.  No, permit is needed for patios or non-driveway related slabs.  Consult with the Building Commissioner if you are unsure.


My neighbor has been cited for tall grass, how long does it take to get it cut?

Either the resident in violation will cut the grass (needs to be less than 8”) or the City will send out a contractor to cut the grass after a 9-day notice period.  Once the contractor has cut the grass, the City will post a lien on the property for the mowing service.


Can I schedule a specific time for my inspection? 

Timed inspections are reserved for footings, sewer laterals and occupancy inspections.  All others can reserve a morning or afternoon inspection.

 

Can I perform the work under a permit myself or must I have a licensed contractor?

Work of a minor nature within a home does not require a licensed contractor however, if excessive violations are noted at the time of the inspection, a licensed professional may be required.


My house is for sale, who must obtain the occupancy permit, me or the buyer?

Either the seller or the buyer may obtain the occupancy as they are valid for 90 days.
